Marin Calloway handles a small, deliberate list of waterfront and near-waterfront sales. Fewer instructions, longer viewings, and a straight answer on what a property is actually worth.

Field notes

Three districts, three different surveys

What follows is the practical version — the stock you will actually be offered, how it is usually held, and the one thing worth checking before you spend money on a survey.

Netherbay

The oldest terraces, built gable-on to the water. Rooms are narrow and tall, and the light is best in the late afternoon. Prices hold because the stock simply cannot be added to.

Typical stock
Two- and three-storey terraces, many split into maisonettes.
Usually held as
Leasehold with a shared freehold on the older splits.
Check first
The seaward render and who pays for it. Ask for the last two years of service charge accounts.

Quayfield

Former working buildings turned into flats over the past twenty years. Ceiling heights are the draw; the trade-off is that heating a volume is not the same as heating a room.

Typical stock
Warehouse and mill conversions, one to three bedrooms.
Usually held as
Share of freehold through a residents' company.
Check first
How the conversion was insulated, and whether the residents' company holds a sinking fund.

Saltmarch

Set back from the water on higher ground, so it escapes most of the salt weathering. Gardens are deeper here, and it is the only one of the three where extending is realistic.

Typical stock
Cottages and interwar semis, many with outbuildings.
Usually held as
Freehold, occasionally with a shared private lane.
Check first
Who maintains the lane, and whether the outbuilding has its own drainage.

Selling with me

How a sale actually runs

From the first walk-through to the day the keys change hands. Most sales here settle inside four months; the parts that stretch are almost always searches and chains, not viewings.

01

Walk-through

An hour in the property, no valuation given on the spot. I photograph the awkward corners as well as the good ones.

02

Written appraisal

A range rather than a single number, with the three comparable sales it rests on and what would move it either way.

03

Preparation

Deeds, leases and certificates gathered before launch. Photography is shot on a clear morning, never on the day of the decision.

04

Viewings

Accompanied, hour-long, and capped per weekend so nobody is rushed through your hallway in a queue.

05

Offer to completion

Offers presented in writing with the buyer's position attached. I chase the chain weekly and tell you when it is quiet.

The agent

One agent, one list, no handovers

I spent nine years in a large harbour office before starting Lucid Swell, and left because the model there rewarded volume over accuracy. Here, the person who values your property is the person who opens the door at every viewing and the person who calls you when an offer lands.

That limits how many instructions I take at once — usually no more than six. If I am full I will say so rather than list your home and leave it to age on a portal.

Before you enquire

Questions worth asking any agent

How is your fee charged, and when is it payable?

A single percentage of the agreed sale price, payable on completion rather than on exchange. There is no upfront marketing fee, no withdrawal fee, and no charge for the appraisal itself. The exact percentage depends on whether the instruction is sole or joint agency, and it is written into the agreement before anything is listed.

What is your valuation actually based on?

Three comparable completed sales from the last six months in the same district and, where possible, the same building type. I give you a range and the reasoning, not a single flattering figure. If the comparables are thin — which happens in Saltmarch — I will tell you that the range is wider than usual rather than pretend to precision.

How long is the contract, and can I leave?

Twelve weeks for sole agency, with a fourteen-day notice period that can be served at any point after the first four weeks. Joint agency runs on a rolling basis. If the property is not performing, I would rather release you early than hold you to a term while nothing happens.

Will you be at the viewings yourself?

Yes, every one. Viewings are accompanied and run for a full hour, and I cap them at four per weekend day so nobody is hurried. If you prefer to be out of the house during viewings, that is usually the better outcome for the buyer anyway.

What do you need from me before launch?

Title deeds or the lease, the EPC if it is still valid, any building control sign-offs or guarantees for work done, the service charge accounts where they apply, and a note of what is included in the sale. Gathering this before launch is the single biggest thing that shortens the time between offer and completion.

What happens if the property does not sell?

After six weeks we look at the evidence together: viewing numbers, feedback themes and any offers that came in under the range. Usually the answer is the price, occasionally it is the photography or the launch timing. I will give you a recommendation in writing, and if the honest answer is that the market has moved, you will hear that rather than a suggestion to simply wait.

Get in touch

Book a viewing or request an appraisal

One form for both. Tell me which district you are looking at, or which one you are leaving, and I will come back with times rather than a brochure.

  • Replies within one working day, Tuesday to Saturday.
  • Appraisals are written, free, and carry no obligation to instruct.
  • Viewing slots are confirmed with what to bring and where to meet.

Your details are used only to answer this enquiry. Nothing is added to a mailing list without you asking.
